Rent is the largest monthly cost for most students in Germany. Anyone who wants to know what a flat costs in a university city will find mostly surveys from 2024. This guide shows which figures are documented, how they compare with the BAföG housing allowance (Wohnpauschale, the fixed housing supplement in the training grant) and where reliable figures are missing.

Short answer: Status: March 2024, survey for the summer term 2024. A room in a shared flat cost 479 euros per month on average across 90 university towns (Moses Mendelssohn Institute with WG-gesucht.de). The BAföG housing allowance for students living away from home is 380 euros today (in force since 1 August 2024). Figures for individual cities are sparse, and we did not find a 2026 comparison by city.

The Most Important Points at a Glance

  • On average, a shared-flat room cost 479 euros in the summer term 2024 (status March 2024).
  • According to the Deutsches Studierendenwerk, a student residence cost 280 euros warm rent on average (status March 2024, not presented as its own survey).
  • The BAföG housing allowance has been 380 euros per month since 1 August 2024 (section 13 BAföG).
  • In 73 of the surveyed towns, the allowance valid at the time (360 euros) was not enough for an average room.
  • We did not find current figures by city for 2026. Compare specific offers before you decide.

What Does a Shared-Flat Room Cost Students?

The figure comes from an analysis by the Moses Mendelssohn Institute (MMI), based on listings on the platform WG-gesucht.de. The study covered 90 university towns with more than 5,000 students. On average, a room on the open market cost 479 euros per month. The announcement does not clearly state whether utilities are included, so check this on every listing.

The Deutsches Studierendenwerk (German Student Services Organisation) also reports an average for student residences. According to its announcement, the warm rent there was 280 euros. The announcement does not present this number as its own survey, so read it as an indication rather than a verified comparison.

How High Is the BAföG Housing Allowance?

The housing allowance in the BAföG is a fixed supplement and not a refund of your actual rent. Under section 13 (2) BAföG, the need rises by 380 euros per month if you do not live with your parents, and by 59 euros if you live with them. Before 1 August 2024, students living away from home received 360 euros. The survey for the summer term 2024 therefore compared rents with the older amount.

How Does the Allowance Compare With Rent?

Assumption: You pay 479 euros for a shared-flat room, which is the average of the survey. The allowance is 380 euros. That leaves a gap of 99 euros per month before food, transport or study materials. This is a model calculation. Whether your own rent is that high depends on the city, the location and the size of the room.

The allowance is a fixed amount and does not depend on your actual rent. If you pay less, you keep the difference. If you pay more, you bear the difference yourself. That is why it is worth comparing housing types, such as a residence or a shared flat, before you commit. The guide Affordable student housing: strategy, portals and costs covers search strategies, and the German guide Studentenwohnheim oder WG: Was passt besser zu dir? (in German) compares the two housing types.

Which Cities Are Especially Expensive?

The announcement names Munich, Berlin, Cologne, Hamburg and Frankfurt am Main as high-price cities. It gives no individual figures for them. The analysis does give overall totals: in 73 towns, the allowance valid at the time was not even enough for an average room, and in 45 towns the lower price segment was already above it.

If you plan to move to a specific city, do not rely on averages alone. Current listings, the advice of the local Studierendenwerk and the rent index (Mietspiegel) of the municipality, where one exists, are more useful. Rent indices are published by the municipalities and are the most reliable basis for the local comparative rent.

Where Is Reliable Data Missing?

The most recent survey we found for this guide dates from spring 2024. We did not find a comparable 2026 analysis with figures by city. It is also unclear whether the listings include utilities and how many offers went into the calculation. Keep these gaps in mind before you base a decision on one number.

The residence figure of 280 euros is not a benchmark for every town either. Places in residences are often scarce, and waiting lists differ by location. If you apply early, your chances are usually better, but you are not protected from a refusal even then.

Frequently Asked Questions

Is 479 euros the price I will have to pay?

No. It is an average of listings, not a price for every town. In smaller towns a room can be cheaper, in large cities considerably more expensive. The specific offer decides.

Is the BAföG housing allowance enough for a shared flat?

That depends on the city. In the 2024 analysis, the allowance of 360 euros at the time was not enough for an average room in 73 towns. The current 380 euros is higher, but it does not cover the rent in every town. The calculation above shows how large the gap can be.

What should I check in a rental contract?

Utilities, deposit and notice periods should be clear before you sign. The guide affordable student housing and the German guide Mietvertrag verstehen (in German) go through these points.

Is there housing benefit for students?

Housing benefit (Wohngeld) for students has special conditions that depend on funding status and living situation. If you want to check this option, ask the responsible housing benefit office and compare its answer with the current rules. The German overview is Housing Benefit for Students: Eligibility, Calculation and Application (in German).

How do I find affordable housing?

Start early, use several portals and ask the Studierendenwerk. The common routes are the same in most towns. A strategy overview is available in the guide to affordable student housing.

What You Can Do Now

  1. Choose the city you are considering and review current listings over at least two weeks.
  2. Set the total rent including utilities against the allowance of 380 euros and against your other monthly costs.
  3. Ask the Studierendenwerk about residence places and waiting lists.
  4. Read the whole rental contract before you sign, and clarify the deposit and notice periods.
